»I agree with a hotel but it needs to be a high quality brand and green. A high rise hotel which bikers and walkers can use to get to North Bayshore and to use on weekends for Shoreline is great. People could stay weekdays and go home on weekends. Build a strong gateway before you cross over to NB area by building a hotel, restaurants, and retail. Provide shuttles from airport to keep cars off the road. Build the area to reflect the pride of Mtn View. Get the power lines down and go under ground on the Leghorn corner. It looks horrible with the wines hanging .
»I don't think we would be adding to 101 traffic. We may add the spouses (or may not if they are already using 101), but at the same time we're removing the employees. Also I think no parking at all would be a little bit too extreme. Not having a car in San Francisco is one thing, not having a car in the Silicon Valley is another. Because population density in the valley is lower, the public transit system just can't develop to be as good as in the city. Without a car simple things like shopping are not so simple anymore. After I moved to the Silicon Valley I had to live without a car for a couple of months, and I know it's not fun. And no, you can't solve that by placing all kinds of stores in North Bayshore, because the number of residents is not going to be sufficient to support all those stores.
»FYI, one usually assumes 5,000 residents, in a catchment area, for a grocery store to be feasible. This is just a rule of thumb - it could be affected by many factors. Free food by Google, for example, would mean each resident might need fewer provisions, so it could take a much larger number of people before it is feasible to sustain a grocery store. That assumes that few people would come from the outside to shop in North Bayshore.
»Your main point seems to be, "If the property owner or a developer wants to slap something up that everyone hates, then the city can strike them down at that time. For now, let it be." Actually, North of Bayshore is currently subject to zoning based (maybe) on the old General Plan or on an existing Precise Plan. I'm pretty sure there are plenty of people like me, like developers, like business owners, like apartment dwellers, like home owners who think the existing zoning regulations are in the way.
Plus, the city is "required" to revise its General Plan and the revised plan calls for changes in North of Bayshore. This discussion is leading to a Precise Plan for North of Bayshore that is consistent with the General Plan; that Precise Plan, in turn, will lead to revised zoning. I think we need revised zoning for North of Bayshore. I think, "for now" is the time to be building the planning guidance for that revised zoning.
»Santana Row has succeeded by becoming a destination for (wealthy) customers who live many miles away; the residents of Santana Row are not a large enough population to feed it.
I like the idea of mixed business/residential buildings but the residents will never be the main source of customers for the businesses. Even businesses that cater to real people (grocery stores or Google, for example) need to draw customers by car or public transit.
This is why Downtown Mountain View succeeds. It is a walkable neighborhood for only a fraction of its customers; the majority come by car or public transit.
»Well...this sounds like we would be adding cars to 101. 1010 is already at capacity and we want precious transportation dollars spent on transit not widening 101. So we need strategies that ideally REMOVE cars from 101 not add cars.
One approach would be to provide a radical housing solution - studios and 1-bedroom apartments with NO parking so that the cool, avant garde resident spouses, jump onto rapid shuttles to downtown to catch transit or a zipcar.
I think this is not so far out because, NOW,I know so many of my own family youth who have chosen to live in San Francisco, have no cars, and cheerfully commute, via shuttles, to South Bay as far as Milpitas!- everyday. I would never have believed that anyone would do this if someone had proposed it as a solution!
»It sounds like Google should be subsidizing small businesses in the community rather than providing in-house services to only their employees. They should be looking to integrate themselves into the community, rather than absorbing it all. It's better for themselves in the long run.
Mountain View should plan for a not hard to imagine possibility that Google might run into trouble in the long term, considering how many tech giants that have fallen in the past.
»I see this mostly as high-density high-quality housing for young singles and families without kids. The goal is to reduce the number of commuters as much as possible, and that means creating as many apartments as possible. This means the apartments need to be small: mostly studios and 1-bedroom units. The spouses/partners would of course have to commute if they are not working for a local company, but I don't think it's a big problem, since there's almost no traffic leaving North Bayshore in the morning right now.
»Thanks to all those who seconded my idea. It seems to have some popular support. To develop the idea a little further, one possible route is to extend light rail along Sterlin Rd. to connect with Shoreline. It's possible to make the rail single track to reduce the amount of space that is consumed. Another idea is to allow motor traffic and rail traffic in the same lane like they've done on N. 1st Street in downtown San Jose.
I'd appreciate hearing other plausable suggestions that would help make this idea an easy win for the City of Mt. View.
»"Overestimation" by definition means too much.
We don't want too much. We want just enough.
Spending more than 5 minutes looking for parking is my definition of
not having enough parking. I don't mind if the parking spot is far away,
I just don't want to waste time driving around in a parking lot or sitting at one
place waiting for someone to pull out. Direct me to where the available spots are immediately and I'll be happy.
»Would partners and spouses also work there? Companies can help make this happen. How about kids of all ages with schools across the freeway? I agree it is an interesting idea but confusing how to implement.
»Santana Row is a really appealing idea. However, we have been noticing that all the local businesses are being starved out and leaving, on-by-one, as Google expands because Google offers free food and lots of amenities in-house to keep its people efficient so they dont have to leave the office to take care of chores. Haircuts, banking, car-wash, probably other conveniences.
Economically, businesses cannot make it on only weekend and nightime traffic of the residents who will live in this small area.
Santana Row is fun and terrific because of the huge number of people who get there by car. 280 is not crowded like 101. The stores and restaurants are not surviving on the folk who live upstairs. Many can testify to the traffic jams and the impossible parking situation on weekends .... it survives on a huge catchment area.
A Santana Row style development in North Bayshore will need a large catchment area, accessible with ease all day, to support retail and restaurants in this area.
»I also don't agree that the current bridges are enough - I think the better connected Moffett is to the rest of North Bayshore, the more people will bike / walk / take shuttles across instead of driving all the way around.
»Having looked at the plan, I don't understand this idea. The plan is to replace areas that have already been developed (like the movie theater area) with more environmentally friendly, walkable development. Yes, denser. But not encroaching at all on the baylands park area. I agree that we shouldn't develop what is currently open space, but the plan as stated does not suggest that.
